Site Supervision

Complete construction process, implementation will be under our control, at least 2-3 times a week presence on the construction site, once a week inspection day, inspection of all covered parts of the building, entries in the construction diary, handover / acceptance of the building, incl. partial stages, control of financial performance up to the final securing of documents and the actual approval of the construction.

Range of services:

- Handing over the construction site (workplace) to the construction contractors and ensuring the entry in the construction diary and protocol acceptance after the creation of the necessary conditions by the client;

- Monitoring the progress of the work;

- Checking compliance with the conditions of the building permit for the duration of construction, all individual stages of implementation;

- Monitoring of construction and assembly logs in accordance with the conditions specified in the relevant contracts;

- Initiating and conducting weekly inspection days and monthly meetings on the progress of work, preparation and issuance of minutes of these meetings;

- Care for systematic supplementation of documentation, according to which the construction is carried out and registration of documentation of completed parts of the construction;

- Informing the customer about all serious facts;

- Site equipment approval;

- Acceptance and inspection of monthly reports, permeability processed by the construction contractor;

- Checking the progress of work according to the construction schedule and the provisions of the contract in the software (SW) specified in the SoD, including monitoring the critical path and submitting proposals for measures to ensure the construction progress plan and completion date. Notification of the construction contractor about non-compliance with deadlines, preparation of documents for the application of sanctions;

- Inspection of the construction contractor's quality management system, including the inclusion of procedures and documentation for assessment and inspection and including all prescribed tests and procedures for putting the work into operation;

- Verification of the construction contractor in the area of ​​ensuring the safety and health protection of workers;

- Verification of the construction contractor of general safety measures and environmental protection;

- Assessment and approval of the "eligibility" of costs in accordance with the works contract;

- Inspection of those parts of the delivery that will be covered in the next procedure or become inaccessible;

- Checking the results of tests and requesting documents that prove the quality of work and deliveries performed (certificates, protocols, etc.);

- Verification of the adequacy and authenticity of all certificates, insurance, guarantees, indemnities, ownership of equipment, etc., for which the contractor is responsible under the contract;

- Recommendations to the customer regarding possible ways to reduce project costs. The technical supervision of the construction investor will also ask the construction contractor to take appropriate measures to improve the progress of the work;

- Application of ideas aimed at managing future operation, maintenance of the work;

- Support of the client in coordinating the activities of the construction contractor and future infrastructure managers;

- Recommendation of any deviations concerning the value of the work to the client and assistance in any renegotiations by the construction contractor;

- Cooperation with the employees of the construction contractor in the implementation of measures to avert or reduce damage in the event of a threat to the construction by natural events;

- Negotiation and agreement of costs and rates for unplanned items of work with the construction contractor and written recommendations to the client in this regard;

- Preparation of all documents for the handover or acceptance of the construction or their parts and participation in negotiations on the handover or acceptance;

- Checking the elimination of defects and unfinished work during acceptance within the agreed deadlines;

- Ensuring the preparation of the construction for the approval procedure, including ensuring the issuance of the approval decision in the required time;

- Execution of the final inspection, preparation and signing of certificates of acceptance, list of defects and unfinished work and any other necessary documents corresponding to the contractual conditions;

- Providing advice in the event of any potential claims or future contractual disputes and problems arising during the performance of the work and preventing claims or delays from occurring whenever possible;

- Assessment of operating manuals prepared by the construction contractor and provision of advice to the client in the preparation of the maintenance program;

- Execution of other requirements of the investor in accordance with the concluded contract.
